West Ashley: ranches, creeks, and Savannah Highway
West Ashley is the part of Charleston west of the Ashley River: a long run of mid-century ranches, later subdivisions, infill, and commercial strips. It is not the historic peninsula, and it is not Mount Pleasant’s Old Village. A one-story ranch hides its equipment in a closet, a garage, or a crawl space. The water shutoff is often at the meter near the street and again where the line enters the house. Those are two different valves. The air-handler filter size is worth one photo. Termite bonds matter on slabs. Humidity still loads the cooling system from spring through fall. Salt is less constant than on the islands, but metal near the river and the marshes still corrodes, and the HVAC company’s name belongs in the file.

Low streets near marshes and creeks can hold rain after an ordinary summer storm, not only during a named hurricane. Church Creek is the name neighbors already use for that kind of ground. That is a reason to keep a flood policy, if you have one, separate from the homeowners policy, and to note where water has entered before: a garage slab, a back yard, a crawl space. Renovations add a second pile of paper that ranches collect slowly: a replacement-window warranty, a reroof date, a water-heater serial, the handyman who knows the addition. Put them in one record so the next person is not reconstructing the house from a group text.
