Mount Pleasant house records, before the next storm
Mount Pleasant sits east of the Cooper: the Old Village toward the harbor and Shem Creek, then a long stretch of newer neighborhoods with covenants, regime fees, and builder packets. The split in the housing stock is the thing worth writing down. A Village house may be raised, close to a creek or the harbor, and old enough that the shutoff is not where a new owner looks. A house in a planned section may still sit inside a builder warranty, with an architectural-review contact and a stack of manuals that only matter if someone can find them. The file keeps those from becoming one junk drawer: warranty end dates, what the association covers, and what you still have to do yourself.
Harbor edges and inland sections are not the same exposure
Salt and standing water are sharper beside the harbor, the creeks, and the marshes than they are in the newer sections farther from the water. The whole town is still Lowcountry: humidity, wind, and termites. If a flood policy exists, store it apart from the homeowners declarations, and add the elevation certificate if the surveyor gave you one. We are not telling you your zone. We are saying the paper you already paid for should be findable when an adjuster asks.
Leaving town often means crossing the Cooper River bridges. The file does not need a novel about the route. It needs who has a key, who will walk the house, where the water and the main breaker are, and whether a generator inlet exists. A photo of the panel door is enough. So is the name of the tree crew, if live oaks or pines hang over the roof.
What to put in the file for this side of the river
- Indoor and outdoor shutoffs, including any valve under a raised house
- HOA or regime contact, and the date a builder warranty actually ends
- Termite bond renewal month and the HVAC filter size
- Key holders — a neighbor, a property manager, or a family member who can meet a roofer
Condensate lines and salty coils fail quietly. The service sticker on the air handler, copied into the file with a date, beats a folder of texts. Older Village additions often hide a second water heater or a crawl-space dehumidifier. Name them. A newer house should name the appliance serials while the manuals are still in the builder envelope.
