Camp Hill houses: tight lots, basements, and a hard freeze

Camp Hill is a small, largely built-out borough on the west shore. Houses sit close to the sidewalk. Brick and frame, basements, mature trees, and lots that were never laid out around a rural well. Most streets are on public water and sewer. “Public” still does not tell a house-sitter which way the handle turns. If you plan to stay in the house, the House File keeps the shutoff, the heat, and the basement notes together. MOSES is digital and has no office here. For now it is a waitlist.

Do not paste a township checklist onto a borough house. A Camp Hill file that invents a propane tank or a septic field is wrong. Gas heat is common. Some houses still have a boiler and radiators rather than a furnace and ducts. Oil heat is less typical here than it is outside town, but if this house has a tank, the delivery company is a required line. The point is to name the heat you have, the filter or the boiler service date, and the shutoff for the fuel if there is one you can safely reach.

What winter asks of a close-in house

Pipes in exterior walls, hose bibs, and heat left on if you travel are the seasonal pages. Close neighbors and shared driveways change the access note: which side the meter is on, whether a fence blocks the hose bib, who to tell before a plumber parks. A finished basement still floods if the sump dies in a wet spring. Store the pump’s story if you know it — age, backup battery, the plumber who has been under the house — and where the discharge lets out.

Older electrical panels and a water heater in a closet off the kitchen are worth a photo while the lights are on. Warranties for a replacement roof or windows go next to the date of the work. The key list matters because these lots do not have a long driveway in which to hide a spare.

  • Curb shutoff and the inside valve, both labeled
  • Boiler or furnace, fuel, and the service company
  • Sump and any backup, plus a note if the basement has taken water
  • Key holders and the side of the house where the meter sits
